What is a Storage Condo?
A
storage condominium is a storage development in which you
purchase a storage unit
while sharing the land with other owners. All of the owners
have shared rights to most
common areas, such as the restrooms, road ways, landscape,
dump station, wash bays,
ect....
Maintenance of these areas becomes the responsibility of a
Condominium Association, made up of owners. Each owner pays
a monthly fee which takes care of landscaping, water,
common area electricity, facilities repairs, insurance, and
any other common cost.

Do
I own my unit?
Yes. The ownership is just the same as a residential condominium.
You own the land and the building, fee simple.
Will
there be monthly costs associated with my unit?
Yes there will be. Annual fees are $20.00 per month, per unit. The
monthly fees would pay for landscaping, water, facilities maintenance
and insurance. You will also have monthly costs associated with
your individual electric usage. Part of this electrical bill will
include common lighting and the security/cctv surveillance system
electric usage.
What
size units are available?
There will be two standard sizes available. All the units have a
standard width of sixteen feet (16'),a standard height of fifteen
feet (15') and all have door heights of thirteen feet (13'). The
main variable is the length of each unit. Standard lengths are forty-five
feet (45') and fifty feet (50'). Units can be combined to create
a 32' x 50', 48 x 50', 64' x 50'units, etc. Units can also be combined
end to end to create units up to 100' deep.
Can
I combine two units together to create a larger one?
Yes. See the paragraph above. Units can be combined to create a

Are
there restrictions on my use of the unit?
Yes, there will be some restrictions. Noise levels, pollutants,
fire hazards, outside storage etc. Frankly, nothing more than common
sense items. As we develop the Bylaws and Declarations for the community
and with the Township's approval, they will be posted here so you
can view the restrictions and possible use limitations. Of course,
before you actually purchase a unit, a complete legal version of
the Bylaws and Declarations will be provided to you as required
by law.
Will
there be a dump station?
We expect to install a new dump station as part of the phased construction,
with Township/County approval and Association(s).
Will
there be a wash area?
We expect to install a wash area as part of the phased construction,
with Township/County and Association(s) approval.
Who
pays for the electricity in my unit?
Each unit will be individually electrically metered. When you buy
your unit, you will then receive a monthly bill for usage. You only
pay for electricity that you use, not what your neighbor uses and
not a share of whole building!
Are
unit sizes flexible?
Yes they are. We have designed the units so the dividing partitions
can be removed so any two units, side by side can be combined. Also
end to end units can be combined, creating a space as large as 16'
x 100', with doors at either end, creating a "pull through".
How
wide is the driveway between buildings?
We used the turning radius of a semi to figure that one out. As
it turns out, 60' is optimum, we ended up adding a few feet just
to make certain those with 5th wheels and 45' coaches will have
ample maneuvering room. So, the width ended up at 65'. Buildings
'H' and 'L' have in excess of 80'! Building 'H' is SOLD OUT, but
we still have units available in Building 'L'.
Can
I live in my unit?
Without question, the answer is no. When we first approached Sharon
Township with this project, one of their major concerns was people
living in these units. There no doubt will be some sort of "Deed
Restriction" placed on the property, by the Township, to prohibit
living in a unit. The Bylaws and Declarations will echo that ruling
as well.
Can
I operate a business from my unit?
There is no single answer for this question. If you use these units
as a business address, then probably not, since they are not designed
as an industrial unit. If you would like to use the units to store
items in connection with your business, then yes. Again there is
no doubt that the Township will required some sort of "Deed
Restrictions" to address this issue.
Can
I work on my vehicle in my unit?
Yes, without question. In designing these units, I had that purpose
in mind. If you live in a Condominium project or Single Family home
development, there are typically stiff restrictions on using your
garage for anything but parking a car in it. How nice, I thought,
if I could create a space for people like myself, to go in and tinker
with my car, boat, rv etc. One caution....don't even think about
using the outside common area for a workshop. I will insist, as
will the eventual Board of Directors, that all work be confined
to the interior of your unit. The outside of this property will
remain spotless and clean at all times.
Can
I use my unit for a hobby/workshop?
Yes. That is one of the driving forces behind this project. However,
there no doubt will be restrictions on noise, fumes, dust, etc.
Really just common sense items, but they will be spelled out in
great detail in the Bylaws and Declarations.
Will
there by financing available?
There had better be, otherwise this project will never sell. We
are working with local lenders who have expressed an interest in
financing the units. We plan to offer 80% financing, with up to
90% if market conditions at the time allow for it. However, your
best financing option is to use the equity in your home. That way,
the interest portion of the loan could be tax deductable, and frankly,
the rates will be better as well. As we get closer, we will post
the lenders of choice on the web site so you can begin exploring
your options.
Can
I rent out my unit?
Yes. There are no restrictions in renting out your unit. There has
been strong interest and proven success by investors who would like
to purchase multiple units for just that purpose. Our onsite REALTORŪ
is available to assist you!
Will
there be security?
Without question yes. Security is a top priority as far as we are
concerned. We are certain there will be some valuable items stored
in this community. Security cameras to cover all the common area,
as well as at the entrance to the facility. All activity will be
recorded on a DVR, as well as anyone entering or leaving the project.
Each owner will have his or her own security access control proximity
reader on each unit and one access card will be provided with each
unit. Additional cards can be purchase for a nominal fee.
What
are the dimensions of each unit?
All single units will be 16 feet wide and they will vary in length
from 45 feet to 50 feet deep.
Are
these units tall enough for an RV?
Yes. Our doors will have a clear height of 13'. No problem there.
Is
there security in each unit?
If you would like individual alarm systems, no problem. Most security
companies will install their systems at no charge, provided you
pay for the monthly monitoring fees.
Can
I access my unit 24 x 7?
Yes. Remember, you own this storage unit. You can access the property
any time you wish, including holidays.
When
will the units be built?
Our target for Phase 1, Building H is Summer 2007. Our target for
Phase 2, Building L is Spring 2008. However, there are a multitude
of regulations that have to be met, that could delay the construction
date. We will try to keep you updated, via this website on a regular
basis.
